Cleaned and serviced furnace. Tested all mechanical components. Cleaned all sensors. Cleaned condensation trap. Cleaned all pressure switch hoses and inlets. Tested gas valve voltage and inlet/outlet pressures in both 1st stage and 2stage heating. System is clean, heating, and operating properly at this time. Performed free inspections. Customer renewed Maintenance plan. One visit is being used today. They will have spring/ac visit remaining for 2026 season. Customer said cleaning ac in spring and new filter is fine. Bring 510 AprilAir filter!
ESTIMATE TO EXCAVATE AND REPAIR SEWER AT BASEMENT WALL
Plumbing repair. The kitchen faucet had minimal pressure. Pulled the faucet out and cleared the supply line connections with an Allen set of calcium deposits at the angle stop connections. Also pulled apart the handheld faucet quick connection and took out the water restrictor. Bled out angle stops and air raider screen. Water pressure has been restored.
Installed 50-gallon natural gas standard vent Bradford White water heater. Everything was tested and was working as it should. I cleaned the work area and removed the old water heater.
Hot water boiler tune-up and safety inspection. I found the relief valve was dripping because of a flooded expansion tank. Drained down the boiler, removed the faulty expansion tank and relief valve. Installed new, refilled system, bled and tested. Furnace tune-up and safety inspection. Replaced the Aprilaire humidifier water panel.
Furnace tune-up and safety inspection. Cleaned and serviced the furnace according to the plan. Last visit to the VIP plan. Tested all mechanical components. Cleaned all sensors. Replaced the furnace filter that the customer provided. Washed out the condensation trap and all hoses to remove any alleged buildup. Cleaned out all pressure switch hoses. Tested gas valve voltage and inlet/outlet pressures. Performed temperature rise test. Checked blower motor amperage. The system is clean, heating, and operating properly at this time. Customer renewed maintenance program. They will have both the AC and furnace visit in 2026 prepaid. Performed free plumbing inspections.
Gas leak repair. Nicor shut off the gas to the house because of a gas leak. They could not determine where it was coming from. They could smell it at the back kitchen patio door and said it was most likely coming from underneath the floor, in the basement ceiling is the best they could narrow it down. Checked every accessible gas joint inside and outside of the house. Cut holes in the ceiling of the basement and found no leaks in the basement that I could smell with a gas sniffer. Did found a leak on the supply line to the gas dryer on the first floor and fixed it. Found a leak on a 1/2” gas nipple going into the water heater gas valve and fixed it. I did find that the gas range in the kitchen is leaking at the burners when the gas handle is shut off, and it was detected within 8 ‘ of where the original gas smell was detected. She is calling the appliance company to fix the issue. The customer wants us to come back and do a gas piping pressure test to make sure no leaks.
Maintenance service for the backup generator. Air conditioning tune-up and safety inspection. The customer is interested in a whole-house water filter.
Air conditioning tune-up and safety inspection. Cleaned and serviced the AC condensing unit. Tested all mechanical parts. Checked refrigerant levels. Everything is in accurate working condition and in accurate efficiency range. Last visit on the VIP service plan. The customer will renew in the fall. Replaced the furnace filter that the customer provided. Performed free inspections.
Air conditioning tune-up and safety inspection. Cleaned and serviced the condensing unit. Tested all mechanical parts. Found the capacitor lower than the acceptable range and the contactor is beginning to pit. The customer agreed to replace both parts. Used a 45/5 and a 1+shunt. Tested compressor amperage. Checked R410 refrigerant levels. Everything else was in an accurate, efficient working condition. This is the customer's last visit on plan and will need renewal in the fall. The system is operating, clean, and cooling as it should be at this time.
Air conditioner maintenance. Cleaned and serviced the condensing unit. Tested all mechanical parts. Checked amperage on compressor. Checked the amperage on the fan. Checked amperage on blower motor in furnace. Found the capacitor slightly below the recommended efficiency range. The customer agreed to replace the cap. Everything is in accurate working condition now, and refrigerant levels are in the accurate efficiency range. Customer renews annual Club maintenance program. One visit is being used today, and they will have one more visit remaining in the fall.
Pump repair. After system diagnosis, I found the bottom two floats need replacement. The pump works. A customer asked for the price of a new pump.
Toilet repair. Bolt caps popped off the nuts. Reapplied caps.
Bathroom plumbing repair. Toilet leaking. Repaired toilets in master bath and hall bath
Furnace repair. No heating call. Traced problem to unit was turned off at the breaker. Flipped switch and furnace is running properly. No Charge
